COVID-19 Policies and Procedures


During this time, and until the COVID-19 pandemic has abated, the policy of Top Line Home Inspections, LLC, is that a maximum of two individuals attend the inspection for the last hour (typically two hours after the start time), and that all in attendance wear a mask that covers the mouth and nose for the duration. This includes buyers and agents. This is to maintain social distancing in order to protect all involved in this transaction.


I am available via phone prior to the inspection to discuss any specific questions you have about the property or the inspection process.

I always deliver inspection report to you via email the same day (in the evening) as the inspection. I will be happy to call and discuss the findings with you after the inspection, or at any time that is convenient for you (assuming I am not in an attic, on a roof, or in a crawlspace).



In occupied homes, I will be wearing gloves and a mask during the inspection on the interior of the home, and will follow a separation protocol when taking tools to and from my vehicle (new gloves for each exchange to ensure no cross contamination). I will only bring tools into the home when necessary and will return them promptly to my vehicle when finished so that nothing will be set on any surface of the home unless it is actively in use.


I will not be touching or moving any personal or stored items (this is no different than normal policy, but is especially important for you to know during this time). This means you will need to move items to allow access to attic spaces in closets and garages, as well as electrical panels (areas where a lot of items are typically stored).
