Thermal Imaging

Infrared camera technology is incredibly useful in assessing the efficiency of a home's insulation, identifying areas of air infiltration, and finding moisture that is not visible to the human eye. Owner and inspector Sherman Hall is a Certified Residential Thermographer, and Top Line Home Inspections includes an interior infrared scan in every inspection at no additional charge.

Drone Inspections

Sherman Hall is a licensed commercial drone pilot, and has used drone photography for his own inspections as well as for other inspectors. Because the roof of any home is one of the most important and expensive components, it is important to have a home inspection that will give you a comprehensive understanding of its condition. Drone technology allows us to do that for you even if the roof is not accessible by ladder or because of wet/icy conditions.

Termite Inspection
Termite Inspection

If your home has wood, and it's subject to moisture (FYI: all homes have wood, and all homes are subject to moisture), then it would be a good idea to consider a termite inspection. This inspection includes all wood-destroying insects, so you can be confident that your home is sound from day one. It is not uncommon for a home to have some evidence of past insect damage, and you'll want to verify that any wood damage is not active. We do this right along with your home inspection, so there is not a separate company to call or schedule in order to fully inspect your home.

Radon Testing
Radon Testing

Radon is a tasteless, colorless, odorless gas that has been shown to cause lung cancer. The EPA has identified all counties in central Ohio as having average indoor radon levels higher than their recommended safe levels. It is a good idea to have your home tested periodically, particularly if there is a mitigation system installed, since this means that radon was previously found in the home. We offer radon testing at the same time as your home inspection (pre-listing as well as buyer inspections), so you can get all of your inspection services scheduled at the same time with Top Line.

Sewer Scope

Any home with a sanitary drain line should have a sewer camera scope performed to determine if unseen issues could cause problems or require repairs. When underground systems need repairs, it can get quite invasive, and therefore expensive. While a lot of water is run during a typical home inspection, only the most obvious defects to the visible drain lines in the home will be observable. A sewer scope will examine the main underground sanitary lateral line from the foundation wall to the connection to the main city sewer or septic system. Home owners are responsible for maintenance and repairs to this sewer line.
