Top Line Home Inspections offers the best in accurate, thorough home inspections and customer service to the Central Ohio area.

Every house is different, and every part of a house is different. They do not "pass" or "fail" inspection. With Top Line, each system and component of your new home will be thoroughly inspected and reported on its own merits in clear, accurate language with recommendations to make and keep your home safe and sound. The way we do this is through adherence to a professional standard of practice. Our home inspections adhere to the requirements defined in Ohio Revised Code Section 4764.01(C), but we also follow the more stringent standards required of all members of the American Society of Home Inspectors. You'll learn about items of significant and immediate concern, which will be useful in negotiating the terms of closing, but also those related to typical repairs and maintenance of which you'll need to be aware in the first year or two of owning your new home.

Whether you're buying your first home or your fifth—brand new or 100 years old—we'll provide you with the information you need to be confident making the largest investment of your life. Check out all of our inspection services.

The policy of Top Line Home Inspections, LLC, is to abide by the current CDC recommendations regarding COVID-19 safety protocols. These can be found here:

Home Buyers

We'll show you everything you need to know about your new home so you can negotiate and purchase with confidence, and move in knowing everything you need to about its major systems. Arm yourself with the knowledge and peace of mind that a thorough, professional, and easily understandable Top Line Home Inspections report provides. No matter what house is going to become your new home, we want to make sure it's safe and sound. No matter who does your home inspection, you should review their report before hiring; here is a link to one of our sample reports.

Real Estate Agents

At Top Line Home Inspections, we understand that our clients are your clients, and we serve them with the same level of professionalism and respect that you do. Yes, we provide the knowledge and information necessary for them to confidently move through the real estate purchasing process, and we want to make sure they understand any potential issues with the major systems of their new home, but what sets us apart from most other home inspection companies is our effective communication and attention to customer service. When people are scared (particularly of large unknown things they may not understand), they do not listen or learn well. We're not trying to make our clients into inspectors, but we make them good home owners—and that means they will be good repeat clients for you.

Home Sellers

Have Top Line Home Inspections inspect your property prior to listing and avoid being surprised with an extensive request-to-remedy list at the final stages of selling. Knowing what the potential issues are with the home you are selling can help you remedy ahead of time, prepare your home for a smooth selling process, and can help you and your agent be more fully informed of what to expect prior to listing. Being in contract is good—closing is better. Let us help you get the two as close together as possible.
